Job Description

The Maintenance Technician II is responsible for providing an exceptional and consistent customer service experience in all interactions with our Residents. They will be responsible for the completion of all maintenance requests/work orders on occupied homes within their assigned geographic territory.

This position drives one of our vans so you must have a good driving record.

  • Respond to service requests in a professional and timely manner
  • Communicate with Central Maintenance Coordinators and Market Maintenance Coordinators to prioritize tasks throughout the day
  • Provide exceptional customer service when interacting with residents and vendors
  • Clean/replace faucets, sinks, drains, toilets, water heaters, disposals and sump pumps to include minor plumbing repairs
  • Caulk and grout, as needed
  • Test for current, replace receptacles and GFCI's
  • Replace light fixtures, ceiling fans switches, outlets and perform other minor electrical work
  • Repair/install strikers, latches, hinges, door knobs, locksets and lockboxes
  • Repair/replace/rescreen window screens
  • Install pre-hung doors and repair/install windows, panes and blinds
  • Replace baseboards, door casings and moldings
  • Install/repair cabinet doors, hinges and fixtures
  • Clear condensate lines and pans
  • Clean dust, plants and debris around condensing unit to include replacing air filter and thermostat
  • Patch holes touch up and paint properties
  • Consistently maintains a clean work environment
  • Capture timesheets and enter all required data into work orders correctly
  • Accurately utilize technology (inventory tracking system, work order system, company vehicles, etc.) to drive productivity and continuous improvement of maintenance service to our residents
  • Complete all service requests in an accurate and timely manner

Qualifications:

  • Skilled in repair and maintenance of household appliances, plumbing, electrical and miscellaneous household items
  • Ability to work on-call and overtime hours, as needed
  • Ability to correspond (in writing and verbally) effectively with team members, residents, and vendors
  • Experience in the installation, maintenance, troubleshooting and repair of plumbing and electrical systems is a plus
  • Work safely, wearing PPE's

Minimum Requirements:

  • High school diploma or GED
  • 2 years maintenance/construction background
  • Daily travel between properties
  • Must be able to work in environmentally and physically challenging working conditions
  • Must be able to lift objects weighing 50lbs or more regularly
  • Must be able to effectively communicate via written notes on individual work orders
